Types of Listing Agreements and what to expect.

Essentially there are two types of listings that are most commonly used. The most common is the Exclusive Right to Sell Listing which basically states that the listing real estate agent/broker is due a commission upon the sale of the listed property no matter how it gets sold. Typically a real estate agent will do a lot more for you under this type of listing because he or she will ultimately get paid for their efforts.

The other which is certainly less common is the Exclusive Agency Listing. The Exclusive Agency Listing is one that allows the owner/seller the right to sell their home on their own without any obligation to pay commissions if in fact the owner/seller is the procuring cause.

In general, both are well written and fine contracts. Either one can be used depending on the situation.
